Carron is a small Linlithgow building firm. Eighteen years of project work, FMB-vetted, and a clear answer for every awkward question before we sign anything.
A 1920s semi-detached on Manse Road needed more room without losing the character of the original house. We removed the rear single-storey, built a side return and full-width rear extension with steel beams, kitchen island, and bi-folds onto the garden.
Structural engineer drawings via our regular partner. Planning consent achieved with no objections. The household stayed in throughout — we phased the work so the kitchen was usable until the new one was ready.
From a side return to a full renovation. One point of contact, one written quote, one team responsible for the work.
Single and double-storey extensions, side returns, rear extensions and wrap-arounds. Architectural drawings, planning submission, structural engineer and full build.
Dormer, mansard and hip-to-gable conversions. The detail in the joinery is what separates a good loft from a great one. We don't rush them.
Period property restoration, full house renovations, kitchen and bathroom transformations. Skilled trades coordinated under one project manager.
Garages into home offices, gyms, annexes. Insulation, electrics, heating, joinery. Building Warrant where the use change requires it.
Most building horror stories start with a vague quote. Ours don't. Every project follows the same four stages, with a written sign-off at each step.
Phone call or site visit. We listen first, ask about budget honestly, and tell you up front whether what you're describing is realistic for the scope you have in mind.
We work with a regular architect and structural engineer who know how we build. Permitted-development confirmation or planning submission, depending on what your project needs.
A detailed written quote with provisional sums broken out clearly. JCT-style contract for jobs over a certain size. Payment staged so risk is balanced for both sides.
One project manager throughout. Weekly progress reports. Photo log uploaded to a shared folder. Snagging walk-through before final payment, two-year defects period afterwards.
Real reviews from real customers. Pulled live from Google.
Carron rebuilt the back of our house. Eighteen months on, not a single snag. Worth every penny — and they were the most expensive of three quotes.
Loft conversion. Promised 10 weeks, delivered in 9. Joinery work in the dormer is exceptional. Every other trade who's seen it asks who did it.
Full renovation of a 1900s townhouse. Knew nothing about the process. Carron's project manager treated every awkward question as a fair one. Lifesaving.
Garage converted into a home office during lockdown. Tidy, on budget, finished a week early. The little touches like recessed lighting and built-in storage came as nice surprises.
Most enquiries start with a phone call. No commitment — we'll be honest about whether what you're thinking is realistic before we get into drawings or quotes.

1920s semi extended with steel-frame side return and full-width rear with bi-folds.
Full-width rear dormer with two bedrooms and en-suite. Steel and timber composite floor structure.
1900s townhouse, full strip-back. Heritage features preserved. New plumbing, electrics, kitchen, bathrooms.
Detached garage converted into a home office with WC, full insulation, electrics and dedicated heating.
Small rear extension to open up a tight kitchen footprint. Roof lantern, island, integrated bench seating.
Two-storey side extension adding an extra bedroom, bathroom and dining area. Matched stonework.
Domestic project work across West Lothian. We don't do new-build housing developments or large commercial work — we do one project at a time, well.
Single-storey, two-storey, side returns, rear extensions, wrap-arounds. Architectural drawings via our regular partner, planning submission handled, structural calcs, full build.
Dormer, mansard and hip-to-gable. The finish in the joinery makes or breaks a loft conversion — we take the time on the detailing other firms skip past.
Listed and conservation-area properties. We work with heritage requirements rather than against them. Plumbing, electrics, joinery all upgraded sympathetically.
Home offices, gyms, annexe accommodation. Insulation to current standard, electrics, plumbing if required, dedicated heating, planning or Building Warrant as needed.
The most popular extension type. Open-plan rear or side returns with roof lantern, island, integrated storage. Often part of a wider renovation.
For customers with their own designs or architect. We take on the build only, project-managing the trades through to completion under JCT-style contract.
David Hamilton spent twelve years as a site manager on large new-build developments before starting Carron in 2008. The motivation was straightforward: take the project-management discipline of a big firm and apply it to the small domestic jobs where customers usually only get a name on a van and a vague promise.
Eighteen years on, Carron has completed over 120 extensions, lofts and renovations across West Lothian and the central belt. Same architect, same structural engineer, same lead joiner for most of those years — the continuity is what makes the difference between a job that goes to plan and one that doesn't.
FMB-vetted since 2010. TrustMark registered. JCT-style contracts for projects over £20k with defined defects periods. £10m public and employers' liability cover.
We don't start a new build until the previous one is signed off. You get the full team, not their leftover time around three other jobs.
JCT-style terms over £20k. Two-year defects period included. Quoted price is the price unless scope changes are agreed in writing.
Our architect, structural engineer and lead joiner have all been working with us for over a decade. New customers benefit from years of working relationships.
If a job isn't a fit — wrong scope, wrong timeline, wrong patch — we'll say so up front and recommend someone else, rather than take it on and overpromise.
