How We Work

A clear path from first call to handover.

Most building horror stories start with a vague quote. Ours don't. Every project follows the same four stages, with a written sign-off at each step.

i.

Initial conversation

Phone call or site visit. We listen first, ask about budget honestly, and tell you up front whether what you're describing is realistic for the scope you have in mind.

ii.

Drawings & planning

We work with a regular architect and structural engineer who know how we build. Permitted-development confirmation or planning submission, depending on what your project needs.

iii.

Fixed-price quote

A detailed written quote with provisional sums broken out clearly. JCT-style contract for jobs over a certain size. Payment staged so risk is balanced for both sides.

iv.

Build & handover

One project manager throughout. Weekly progress reports. Photo log uploaded to a shared folder. Snagging walk-through before final payment, two-year defects period afterwards.

Dormer, mansard and hip-to-gable. The finish in the joinery makes or breaks a loft conversion — we take the time on the detailing other firms skip past.

Listed and conservation-area properties. We work with heritage requirements rather than against them. Plumbing, electrics, joinery all upgraded sympathetically.

About Carron Build

Founded in 2008 by David Hamilton.

David Hamilton spent twelve years as a site manager on large new-build developments before starting Carron in 2008. The motivation was straightforward: take the project-management discipline of a big firm and apply it to the small domestic jobs where customers usually only get a name on a van and a vague promise.

Eighteen years on, Carron has completed over 120 extensions, lofts and renovations across West Lothian and the central belt. Same architect, same structural engineer, same lead joiner for most of those years — the continuity is what makes the difference between a job that goes to plan and one that doesn't.

FMB-vetted since 2010. TrustMark registered. JCT-style contracts for projects over £20k with defined defects periods. £10m public and employers' liability cover.

One project at a time

We don't start a new build until the previous one is signed off. You get the full team, not their leftover time around three other jobs.

Written contract on every job

JCT-style terms over £20k. Two-year defects period included. Quoted price is the price unless scope changes are agreed in writing.

iii.

The same team since 2010

Our architect, structural engineer and lead joiner have all been working with us for over a decade. New customers benefit from years of working relationships.

iv.

We say no, often

If a job isn't a fit — wrong scope, wrong timeline, wrong patch — we'll say so up front and recommend someone else, rather than take it on and overpromise.
